Over 15 years planning homes, multifamily buildings, schools, synagogues, mikvahs and commercial spaces. Every space put to work, designed to be built, within your budget and on time.
Our designs come from years on real job sites, so what we draw is what gets built.
This is the first step on every project. Before any finishes, we plan the function of every room so no inch is wasted. Every corner, hallway and storage area is put to work, and you get the most out of the square footage you have.
We are involved in construction ourselves, so we draw the construction details while we design. Our floor plans and designs are accurate and buildable, with fewer surprises on site.
We design with your budget in mind from the start, choosing layouts, materials and details that look right and that you can afford to build.
We work directly with your contractors and your MEP and structural engineers, so the design and the building systems fit together before construction starts.
We know your schedule matters. We deliver quickly and on the dates we promise, with turnaround times that are hard to beat.
For more than 15 years I have worked in design and construction. Every space we design starts with one question: how will people move through it? We settle the floor plan first, making use of every inch, so every later decision rests on a layout that already works.
We plan homes, multifamily buildings, schools, synagogues, mikvahs and commercial spaces. Whatever the building, the goal is the same: a design that works well, can be built, and fits your budget.
Because we know construction, our drawings are ready for the builder. Our proposals spell out exactly what you receive, what it costs and when it will be delivered, and we keep to those dates.
We review your needs and your existing plans, and send a proposal with a fixed scope and fee.
You receive draft plans, design concepts and renderings, level by level.
Send one consolidated round of comments per cycle and we refine the design.
Final PDF drawings, specification book and renderings, ready for your builder.

The more you tell us, the more precise your proposal will be. If you have existing plans in PDF, CAD or Revit, mention it and we will ask for them.

Synagogues and mikvahs, private homes, multifamily residential buildings, schools, and commercial spaces and event halls. We handle each one from the first floor plan through renderings, interior design and the final specification book.
Yes. We design new buildings from the ground up and renovate existing ones, from a single floor to a full building. For renovations we start from your existing plans or measure the space, and we plan the work around what is already built.
Share your construction budget at the start and we design to it. Because we work closely with construction, we choose layouts, materials and details that are practical to build, flag costly decisions early, and make the most of every square foot.
Draft floor plans for your review, a revision round based on your comments, and a final set of floor plans delivered as PDF, with furnished 3D floor plan views where the proposal includes them. Each proposal states the exact drawings and the revision time included.
Photorealistic renderings of the exterior and interiors, reflected ceiling plans, elevations and design documentation, and a final specification book listing every finish, fixture and material. The package is delivered in stages, so you review and approve each part before the next one begins.
Yes. Our drawings include the construction details the builder needs, and we coordinate with your architect, engineers and MEP consultants so the design, structure and systems work together on site.
The project address, the approximate size in square feet, what you want to build or change, your budget and timeline, and any existing plans, surveys or models you have. With this we send a proposal with the scope, fee, payment schedule and delivery dates.
Each client gets a private login to our client portal. There you see every drawing as it is delivered, mark changes directly on the plans with pins, circles and comments, approve drawings, and follow the payment schedule and delivery dates. Several people, such as a board, can each have their own login.
